Storage and spares
- There is a storage area for tools.
- Spare tiles and paint are around the corner, for matching.
- More pool tile tops are stored outside. They look weathered. Spraying them with acid cleans them.
- Spare tiles and spare timber or decking were kept.
- Spare clips were mentioned with the garden hoses.
Gas
- Bottles are switched by turning the empty one off and the spare one on.
- Gas is plumbed to the stove.
- A second line was run for a barbecue, so a BBQ does not need its own tank.
- Power and gas are both at the barbecue point.
Water and garden
- One side of the waterway is fresh, then salt.
- It connects to the ocean and the SeaWorld river system.
- Do not swim. Bull sharks.
- The garden is river stones and is meant to be low maintenance, about half an hour.
- A gardener maybe once a fortnight.
- Weeds blow in. Neighbouring chickens sometimes scratch the ground.
- Neighbours named: Steve and Mary Jane, and Nick and Jess.
- Private cul-de-sac with water access and a view. Parties can echo.
- Two hoses. One is for the front lawn. It was dug in before the reno but never installed. The owner will tag it “front lawn”.
- Sprinklers along the carport were usually done by hand.
- One hose is trenched all the way down near the water meter.
- The other is trenched to the front, near the little deck on the left, with three sprinklers.
Pool
- The pump is automatic, about two hours, eco mode, roughly 11 to 1, with high, medium, and eco.
- The pump’s low setting is the chlorinator.
- Manual mode is for debris.
- The pump is oversized for a very small pool.
- Chlorine was low at the time. Speech-to-text said “like 20 feet”. Treat that phrase as unclear.
- The pump starts high for about a minute, then drops to eco.
- Filter pressure is on a gauge.
- The cartridge is like a car air filter. It is removed and hosed. Suggested about monthly, or when pressure builds.
- From 20 September: bleed it, twist the cartridge off, and hose it. Described as better than sand filters because there is no reverse cycle. Rinsed about every couple of months. A sock in the catch. Sometimes scrub.
- Robotic cleaners were mentioned as something people buy, not as installed equipment.
- The pool can be cleaned in about 15 minutes. Scrub, and acid every so often.
- Water is tested down the road at Swim, near the IGA.
- The heater is a touch panel with temperature in and out. It needs most of the day. A morning start may be warm by about 2 pm. It is mainly for winter.
- The heater stops if the pool pump stops. The owner likes to switch it off manually. It is not Bluetooth.
- Example given: water in 18 degrees, out 19. At Christmas nearly 37 degrees uses a lot of energy.
- When it is warm, anything over 30 degrees feels warm, and the heater is not needed in summer.
- The pool itself never gets lit. Pool-light power is under the deck.
- The spare-area shower is rarely used.
- The pool pole and equipment were left around the corner.
Hot water
- A heat pump serves the whole house.
- The 20 September note names the brand Sanden, Japanese. It was described as efficient.
- Local plumbers exist who specialise in that system.
- The owner tried to buy low-energy equipment.
- Check the high-pressure valve occasionally so it does not stick.
Air con and plumbing
- One unit is for the big dining air conditioner. The lounge unit is near the electrical box.
- An air-con drain was plumbed into a toilet cistern, so it trickles into the toilet instead of through the roof or wall.
- The kitchen has two dish drawers, with power for both. One tap shuts off both dishwashers. The sink has separate hot and cold.
- Cooking exhaust vents outside.
- Gas cooktop igniters sometimes stick.
- The oven still needs cleaning.
- The microwave has power in its cabinet.
- Manuals are to be left for the dishwasher, oven, air conditioner, pool pump, and related gear.
Lighting and electrical
- Many lights are half-and-half and two-way.
- A blue indicator means the light is off.
- A spare middle switch and cable was left for a future under-cabinet light. It currently does nothing.
- Blue lights are around the deck.
- Exterior switches are inside.
- There is an exterior fan and lighting for the table and BBQ area, including a light from the laundry.
- No solar, and no dedicated EV outlet. Standard power points only. The owner mentioned a possible 240 V adapter but prefers solar.
- The fridge has a plumbed water line the owner ran.
- The back deck has power.
- Power was never run to the pontoon. Cables are ready if a light is wanted down there.
- Cable runs up the back where the six-point lights are, and there is a power point for later.
Shower
- A filter on one shower was heard as Sanaki or Sonaki “Vita”. It was described as chlorine removal, vitamin C, liquid refills, and it screws onto the head.
- It was going to be removed and taken by the seller.
Bar / spare TV room
- Three lights: centre, downlight, and others.
- LED power is inside the cabinet.
- There is another power point.
Garage and gates
- The gate sensor light can be full-on or sensor, but sometimes needs a toggle or reset.
- Other switches: garage, side of house, carport, front, and rear or laundry.
- The laundry door from the garage is kept locked. Extra locks were added.
- Two roller doors were described. Only one remote is set up for both.
- The owner also said they like the three garages, and wanted garage space to work on cars or motorbikes as a hobby. Both were spoken. This page does not try to reconcile two roller doors with three garages.
- Remotes and gate controls are separate.
- A spare square control was kept for a future garage-door installer.
- The gate must be closed before opening the garage door, or it can jam.
- The systems are automatic.
Comms and NBN
- Data points were installed, including for extra Wi-Fi. The owner says whole-house Wi-Fi makes them unnecessary, and that Wi-Fi is strong enough.
- The router is up there, from the street. A specific room was not named in the notes used here.
- One NBN point was described as disconnected.
- NBN comes in at a location the owner pointed out. The installer uses that. The place name was not written down here.
- One cable will be the NBN. Put the router there.
- Two or three cables are hardwired into the study. Labels may say something like upstairs.
Intercom and doorbell
- 20 September: there is one intercom here and others around the corner. When someone buzzes at the gate you see video. You can see someone and say hello.
- The gate does not have power to it. Cables are there if a locksmith powers it later.
- The front doorbell is outside the gate, takes a photo, and manuals are to be left. On 20 September it was described as connected. The owner called this really the only electrical issue.
- 4 October test, and it failed: the outside camera or doorbell should notify the indoor monitor and take a picture. During the test nothing happened. They could not hear each other. The monitor showed “missed call 53”. The owner will get someone to check it, possibly the front-door sensor. Manuals will be left.
- Those two accounts conflict. 20 September said the doorbell was connected. The 4 October test failed with missed call 53. Both are kept as spoken.
Rooms
- Study: two lots of power points, plus data to NBN. The desk and a small cabinet stay. The computer is being removed.
- Main bedroom: dimmable light, veranda light and power point. The air-con remote and manual are to be left.
- Bathroom: cupboard light, main light, and shower exhaust are on separate switches. The original design had a bidet, from about 2013.
- Smallest bedroom: one power point, no dimmer, a normal fan, and new cupboards. Its air conditioner is not working. A note says not to use it. The unit is older and is mounted outside on two brackets.
- Another bedroom: a new air conditioner, large drawers and cupboards, and a lake view. All house cupboards were replaced. The old melamine and timber was poor.
- Fourth bedroom: guest room. Some motorbike items were still there temporarily.
Keys and remotes
- The storage lock is double-locking. The extra deadbolt is optional.
- A gate key and a garage key were shown.
- The automatic gate remote is separate.
- The transcript mentions four garage-related remotes or controls, and two gate controls.
- One remote operates both garage doors. The second button on the other remotes is not paired.
- The “red one” is for the side or second door.
- Manuals and keys will be left out.
Visit timing
- Spoken timing, without a month named in these notes: people from Sydney on the first, second, third, and fourth.
- The first to the third was described as a Saturday plan to Byron. On Sunday the fourth they would like to bring them.
- The owner said to text when you pass by, and maybe let Mitchell know.
- Mitchell and Kaya were called lovely.
- The owner will let Mitchell know about the third.
- A phone number was exchanged and is omitted on purpose.
